The loans suppose to be useful for guys, which would like to start their business. By the way, this is not really hard to get a consolidation loan.

Its all too common now, and its not just the property management firms who do that type of "business", also Landlords themselves do it. It is simply an easy way to make money and yet not have to rent out a thing...

To whom is concerned about this: IF you pay for an application, and you are denied, request a copy of the background check etc. IF the landlord or the property management does not give you a copy, you will get (in the end) your money back!
It makes me personally sick how people, firms, landlords take advantage of other people in such a low manner. Its called greed though and that with no risk at all....since lots of tenants do not know their rights.

I personally recorded a visitation of a place in WA on video and paid the application fee...with a perfect credit history and no criminal background at all...and yet did not "qualify". When I requested then a copy, he said he did it online and did not print it out...and so my lawyer has now a fieldday!

I've gone against my better instincts twice now and went ahead because I trusted said investor to close quickly. The did not, didnt return my calls until the expiration of the "contract" and I lost 3 legit buyers. Could I pursue damages on this type of thing or am a just screwed, and have to keep my house on the market longer?

From the East Coast, did some business in Cali.. then back to New England, with some bits and pieces in between. I also work in International markets. Its not a secret... I just need to make sure I am not too specific of course, but I do need to be sure to let people know I have a diverse view on the real estate market as a whole.

Try an option or even better a first right of refusal. This way if you are "tying up" the sellers property, they'll at least have the right to ask you to "S**t or get off the pot". You get what you need, as do the sellers. If you fall apart you won't be putting the sellers at risk. Cool deal? I have some option agreements and first right clauses you can borrow from. Remember, I am not an attorney, so you'll have to check the verbiage with the laws in your area... I can't be liable fr helping! cheers.

Wow.. two thumbs up for the line on hiding problems. Did you all see the new movie out recently about the un-disclosed haunted house? LOL... a far cry from what you're referencing, but the point is... lying does go both ways... buyers AND sellers can sometimes out do each other in the "real estate game"! I do however see that you are promoting your quick home sale program, which is fine, I have no problem with that on this blog FOR NOW. I am sure you've read through here first before posting... good luck to you all!

I am not saying that agents should not get paid for what they do or did. Read Again. I am speaking specifically about the agents/brokers with INTENT to gather exlclusives. Don't B.S. me.. I know and you know exactly what the deal is here. Have you considered branching out into a consulting/agency hybrid? Many home buyers/sellers may be more than willing to pay hourly, or a la carte for work accomplished forgoing the typical commission at closing.... any thoughts?

An appraisal is a guess. Basically an educated guess based on the information at hand. All appraisers have guidelines they must abide by, which should hopefully, produce SIMILAR not EXACT appraisals. An example of a variable in appraisals would be the comparable properties. There may be enough similar properties, that one appraiser can not use them all, however when different combinations of comparable homes are used, results and values will differ slightly. Again, no appraisal is exactly accurate....it's just not possible with the information gathered. Hope this helps!

How far would you go to make a quick home sale? It seems that many homeowners will even lie to get a sale when asked about traffic noise, neighbours and even hiding problems in the home away from the buyer. If you want to do all you can to help sell your home there are many precautions and measures you could take. Cleaning your home and making it smell fresh, giving it a lick of fresh paint. You could also consider selling with a company that offers to buy homes quickly and for cash.

Let's look at this again from the sellers' point of view:
I am trying to sell my house as fast as I can and for as much money as I can. I am not an agent, so I am seeking someone who is capable of performing such a task. I will pay them their commission for the results. Do I wish to hire someone for the purpose of obtaining a certain result and pay them for NOT obtaining that result? Of course not. Period.

I have been a licensed Real Estate Agent as well as a broker for 6 years and counting. Exclusive agreements are put in place to protect us from sellers that put us to work selling their home and at the same time contract with another agent who then sells the home and receives the commission that should be ours! THAT doesn't sound fair to ME sir!

Not to attack you on this, as I understand it is part of being a good agent, to have a supply of buyers....HOWEVER, are you pre-qualifying your buyers? Not just by asking them if they can buy of course, but with a proof of funds letter? Understanding some criteria that loan officers must understand may actually increase your closing ratio! I also picked up IMMEDIATELY on the "multiple offer" part of that. I will be putting another post up here shortly to protect homeowners that are selling. Look for the "Multiple Cash Offer Scam" post. Again, I am not saying this is what's going on in this instance, but my point and purpose is to help homeowners and the like, weed out the bad and only work with the good! Let's try to find the good! Thanx

I am an agent just outside of Boston, and I have quite a few clients that are investors that are ready to buy and have me submitting offers to houses that fit their criteria. Often times their financing falls through on some deals and comes together on other deals. This is typical.
